Both our Level 2 and Level 3 services include updates during the process, an on-the-day debrief, and a post-survey call to address any questions, ensuring you feel informed and confident every step of the way.

We like to do things differently
Step 1:
Personalised Enquiry
Your requirements will be matched to the right survey type, not the most expensive.
Step 2:
Booking and Pre-Survey Call
Once you accept the quote, agree to the terms, and pay the invoice, we will liaise with the estate agent to book your survey.If opted for a WhatsApp group will be created which will enable us to discuss any concerns about the property you may have.
Step 3:
Survey Day
The survey will be conducted on the scheduled day, with the entire day dedicated to your property.The survey will be carried out to exemplary standards - regardless of how long it takes.After the survey, we can arrange a convenient time for a 'debrief' to discuss any red flags.We will then begin writing your bespoke report.
Step 4:
Survey Report Release
The completed survey report will be released within 3-5 working days.We recommend you read the report thoroughly and note any questions or queries you have.
Step 5:
Ongoing Support
We want you to fully understand the report and are therefore entitled to a post survey call, at a time that suits you, to discuss our findings.Our service doesn't end with the survey. We will remain available for any further assistance you may need post survey, as standard.

What we offer.
It doesn't need to be complicated
RICS Level 2 Survey
In our bespoke RICS Level 2 Report, we include everything you’ll find in a standard RICS HomeBuyer Report (also known as a Level 2 Report without Valuation), but we also provide clear annotated photographs - to make it really clear to you what condition the property is in - and additional advice, including environmental issues.
A 30 minute post survey consultation is included as standard.
We aim to identify any problems with the property

Any potential issues or defects before your transaction takes place.
According to the Royal Institution of Chartered Surveyors (RICS), people spend an average of £5,750 on repairs after buying a new home.Let us find the defects for you, and it may give you the opportunity to negotiate who pays to have them rectified.
RICS Level 3 Survey
In our report, we include everything you’ll find in our Home Survey Report, but the Building Survey (also known as a Level 3 Survey) also includes:
Surveys designed for older or more complex properties.
Testing of all windows (where access is available).
Brief testing of all taps and showers.
Establishing how the property is built, the material used and how they will perform in the future.
It aims to expose potential problems caused by non visible defects.
Our drone survey as standard (weather dependent).
Sub floor void inspection (where access is available and space allows safe access - all surveys are non invasive so floorboards are not lifted or cut).
A 60 minute post survey consultation is included as standard.
The building survey is an opportunity to have a very in depth investigation of larger, more complex or older properties.
Valuations
A market valuation provides a professional opinion on an asset's value at a specific date, considering property attributes and market trends. Allen-Aldus Surveying offers bespoke valuations for various purposes.
Shared ownership (‘staircasing’) valuation
If you are seeking to acquire an additional share of the property that you currently live in.
Shared equity valuation (Help to Buy)
If you are selling a property that you purchased through a shared equity or Help to Buy Scheme.
Probate valuation
If you need a valuation for a property within an estate where someone who has died.
Inheritance tax valuation
If you need a valuation for a property at the current date or a specific date in the past.
Capital gains tax valuation
If you need a valuation for a property at a specific date in the past.

Joe's journey into surveying started with a career in teaching in Chelsea, London, where he honed his skills in clear communication and attention to detail. After earning AssocRICS status through Sava's Residential Surveying & Valuation course and gaining experience at London’s top-rated firm, Joe & Jess came about in Norfolk to establish Allen-Aldus Surveying. He loves combining his expertise with a personal approach to make the surveying process straightforward for clients.

Jess, originally from Norfolk, met Joe while studying at teaching college in Oxford. Now settled back in her home county, she is at the beginning of her surveying journey, while raising their two children, Jess also proofreads reports for firms across England, ensuring every detail is met. Though Jess plays a supporting role, Joe is very much in charge of the day-to-day running of Allen-Aldus Surveying, bringing his expertise and experience to every client.
Together, Joe and Jess are committed to providing exceptional service with a personal touch. We’re here to guide you every step of the way, making sure you feel informed and supported throughout your property journey.
