Step 2:
Booking and Pre-Survey Call
Once you accept the quote, agree to the terms, and pay the invoice, we will liaise with the estate agent to book your survey.If you wish, we can create a dedicated WhatsApp group to discuss any concerns and keep communication clear and straightforward before the inspection.
Step 3:
Survey Day
The survey will be conducted on the scheduled day, with the entire day dedicated to your property.The survey will be carried out to exemplary standards - regardless of how long it takes.After the inspection, we can arrange a convenient call to discuss the key findings and any significant issues noted.We will then begin writing your bespoke report.
Step 4:
Survey Report Release
The completed survey report is typically issued within 3-5 working days following the inspection.We recommend you read the report thoroughly and note any questions or queries you have.
Step 5:
Ongoing Support
We want you to fully understand the report, so a post-survey call is included as standard at a time that suits you.Our service doesn't end with the survey. We will remain available for any further assistance you may need post survey, as standard.

Helping You See What You Can’t in a 15-Minute Viewing
Most buyers get just 15 minutes to view a property - and in that time, it’s nearly impossible to spot the hidden risks that could cost thousands or affect future resale value.Whether you choose a Level 2 Home Survey or a Level 3 Building Survey, the goal is the same:To make sure you’re fully informed about what you’re buying - not just what you saw on the surface.

RICS Level 2 Survey
Our RICS Level 2 Home Survey is suitable for conventional properties of standard construction, generally built from the 1950s onwards, which appear to be in reasonable condition and have not been heavily altered or extended.
A 60 minute post survey consultation is included as standard.
We aim to identify any problems with the property
Anything that needs to be investigated further by a specialist
Anything dangerous to you or your family
Any potential issues or defects before your transaction takes place.
According to the Royal Institution of Chartered Surveyors (RICS), people spend an average of £5,750 on repairs after buying a new home.Let us find the defects for you, and it may give you the opportunity to negotiate who pays to have them rectified.
RICS Level 3 Survey
In our report, we include everything you’ll find in our Home Survey Report, but the Building Survey (also known as a Level 3 Survey) also includes:
Surveys designed for older or more complex properties.
Testing of all windows (where access is available).
Brief testing of all taps and showers.
Establishing how the property is built, the material used and how they will perform in the future.
It aims to expose potential problems caused by non visible defects.
Our drone survey as standard (weather dependent).
Sub floor void inspection (where access is available and space allows safe access - all surveys are non invasive so floorboards are not lifted or cut).
A 90 minute post survey consultation is included as standard.
The building survey is an opportunity to have a very in depth investigation of larger, more complex or older properties.

Valuations
A market valuation provides a professional opinion of a property’s value at a specific date, taking into account its condition, location, and prevailing market conditions. Allen-Aldus Surveying provides bespoke RICS-compliant valuations for a range of specific purposes.

All valuations are undertaken by a RICS Registered Valuer and are fully compliant with the RICS Valuation - Global Standards (Red Book).
Shared Ownership (Staircasing) Valuation
If you are looking to buy an additional share in a shared ownership property, a formal valuation is required by your housing association to determine the current open market value of the home.
Help to Buy (Shared Equity) Valuation
If you purchased your property using a Help to Buy equity loan, a RICS valuation is required when repaying part or all of the loan, or when selling the property.
Probate and Inheritance Tax Valuation
If a property forms part of an estate following a death, a valuation is required to establish its open market value at the date of death. This valuation is suitable for probate applications and inheritance tax purposes.
Capital Gains Tax Valuation
If you require a valuation for capital gains tax purposes, this will establish the market value of a property at a specific historic date, such as the date of inheritance, gift, or transfer.

Every property is unique, which is why we do not offer fixed, one-size-fits-all prices. Each survey fee is tailored to the individual characteristics of the property. We review the available information using Rightmove Plus and then speak with you directly to understand your requirements and any particular concerns before providing a written quotation.While all quotes are customised, we understand you may want a ballpark figure. As a general guide:
Guide Prices for Level 2 and Level 3 Surveys
RICS Level 2 Home Survey (HomeBuyer Report): Typically £575 - £995 (exclusive of VAT) for a standard property. This mid-level survey is ideal for conventional homes in reasonable condition. Smaller modern flats may be at the lower end, whereas larger or older homes approach the higher end of this range.RICS Level 3 Building Survey (Full Building Survey): Typically £895 - £1,695 (exclusive of VAT) for more complex or extensive properties. This comprehensive survey is designed for larger, older or altered homes, or those in poor condition. The cost varies with property size and complexity – an extensive historic house will be toward the upper end.VAT at 20% is applicable to all services. Our VAT Registration Number is 507 6928 66.
